How Our Probate Valuation Service Works
Step 1 — Request a Valuation: Fill in the form on this page or give us a call on 020 8050 5832. We’ll come back to you to confirm availability and agree a date for the property visit.
Step 2 — We Visit the Property: One of Clear It Out’s experienced valuers visits the property and carries out a thorough assessment of the contents. Every applicable item is photographed and recorded in accordance with HMRC guidelines.
Step 3 — We Compile the Report: Following the visit, the team conducts research and compiles a written valuation report covering all items of relevance to the estate. The goal is to deliver the completed report within 3 working days of the property visit.
Step 4 — We Deliver the Valuation: The valuation report is delivered as a PDF. Hard copies are available on request. Where required, Clear It Out can forward the report directly to the estate’s solicitor or executor.
What’s Included in a Probate Valuation?
Clear It Out carries out probate valuations in accordance with HMRC’s guidelines for inheritance tax purposes (Inheritance Tax Act 1984, Section 160). This means the valuation takes into account the full contents of the estate, including:
- Furniture and household contents
- Antiques and collectables
- Art and decorative items
- Jewellery and personal effects
- Coins, banknotes and stamps
- Electrical equipment and appliances
- Motor vehicles
- Any other chattels forming part of the estate
During the visit, the team records photographs and a written inventory of all applicable items. This evidence is then researched and compiled into a formal valuation report, delivered as a PDF within 3 working days of the property visit.
Probate Valuation Prices
We base our fees for Probate Valuation in London on the size of the property. Please note that prices are subject to change if the property is particularly cluttered or if independent specialists have to be consulted on specific items.
From £345 + VAT
What Happens After the Valuation?
Once the valuation report has been delivered, Clear It Out can assist with the next steps in the estate administration process. This includes:
- Forwarding the report directly to the estate’s solicitor or executor, in whichever format is required
- Connecting with dealers and auction houses for items identified as having significant resale value
- Purchasing items directly or offsetting their value against the cost of a clearance, where appropriate
- Carrying out a full probate clearance of the property once the valuation and estate administration process is complete
Clear It Out provides a single point of contact throughout, making it straightforward to move from valuation to clearance when the time comes.
Why Is an Accurate Probate Valuation Important?
When administering an estate, an accurate valuation of the contents is essential for a number of reasons. Without a professional valuation, executors and administrators risk overpaying or underpaying inheritance tax, which can have significant legal and financial consequences.
An accurate probate valuation also establishes the base value of assets for capital gains tax purposes. If items are later sold for more than their probate value, capital gains tax may be payable on the difference. Having a professionally prepared valuation in place from the outset protects the estate and those responsible for administering it.
HMRC requires that probate valuations reflect the open market value of assets at the date of death, as defined under the Inheritance Tax Act 1984, Section 160. Clear It Out carries out all valuations in accordance with these guidelines, providing a report that can be submitted directly to HMRC or passed to the estate’s solicitor.
