Garage clearance costs in London start from £150 + VAT, but the final price depends on how much you need removing and whether any specialist items are involved. I get asked about pricing every day, so I wanted to write something that actually explains how we work it out, rather than just giving you a number that might not apply to your job.
I’m Liam Melody, founder of Clear It Out’s garage clearance service. We’ve cleared hundreds of garages across London and the surrounding areas, and the most common feedback I get is that people were surprised by how straightforward the whole thing was, both the process and the cost.
How We Price a Garage Clearance
We price by van load, not by the hour. That means you know what you’re paying before we turn up, and there are no surprises at the end of the job.
We use three standard load sizes based on the volume and weight of what we’re taking. When you send us photos, we’ll tell you which load size fits your job. Most single garages come in at a half van load, though heavily packed garages or those with larger items can go up to a full van.

What Affects the Final Cost?
The load size accounts for most of the price variation, but a few other things can influence your quote.
Volume and weight. These are the two main factors. A garage full of light garden furniture will sit in a different load bracket to one stacked with old tools and heavy shelving.
Access. We can usually park outside and carry items directly to the van. If there’s no street access or the garage is difficult to reach, it can take longer and affect the price.
Specialist items. Certain items require separate disposal and carry a fixed additional charge. These are set by the waste and recycling industry, not us, and they apply regardless of load size.
Multiple loads. If you have more than a full van’s worth, we’ll quote for multiple loads or come back for a second visit. For large volumes, we’ll give you a fixed price before we start.

Most garage contents (tools, garden equipment, boxes, furniture, general clutter) are included in the van load price. A handful of items need specialist handling and carry a fixed additional fee on top of your load price:

What’s Included in the Price?
When we give you a quote, that price covers the full job. We load everything ourselves, sweep up afterwards, and take care of all the disposal. We’re a licensed waste carrier (EA Licence CBDU176999), so everything is disposed of properly and legally. If you only need a few items taken away rather than a full clearance, our rubbish clearance service covers smaller jobs too.
Many items that come out of garages can be donated, resold, or recycled rather than going to landfill. We sort items at the facility and always try to find a better route than the tip where we can.
What’s the Typical Cost for a Garage Clearance?
For most customers, a single garage clearance works out at a half van load, which starts from £250 + VAT. That covers the majority of standard jobs: boxes, shelving, old furniture, garden equipment and miscellaneous items that have built up over the years.
A quarter van is more suitable for partial clearances where you only need a few items taking away. A full van load tends to apply to garages used for storage over many years, or those that also contain workshop equipment or larger furniture.
If you have items with additional charges (a fridge, old tyres, a couple of paint tins), these get added to the load price as a fixed cost. We always confirm the full amount before we arrive so there are no surprises.
