Do I Need to Be Present for a House Clearance?

In most cases, no. Most house clearance companies, including us, are happy to carry out a clearance without the client being on site. As long as access is arranged and you are reachable by phone, the team can handle everything and lock up when done.

That said, there are a few things worth sorting in advance to make sure the day runs smoothly. Here is what you need to know.

The short answer is no. At Clear It Out, we carry out house clearances every week where the client is not on site. Whether you live overseas, are in a care home, or simply cannot take the time off work, it is not a problem.

What matters is that:

• Access to the property is arranged — a key left with a neighbour, an estate agent, or a key safe code
• You are reachable by phone during the clearance in case anything unexpected comes up
• Any items you want to keep have been clearly identified before we arrive

Beyond that, you do not need to be there. The team will work through the property, clear everything agreed, and report back once done.

If you are not going to be present, a little preparation beforehand avoids any confusion on the day.

• Access: how will the team get in? Confirm a key, key safe code, or a contact who can let us in — and make sure this is agreed with us before the day.
• Items to keep: if there is anything in the property that is not to be cleared, label it clearly or remove it beforehand. Do not rely on a verbal description over the phone — things get overlooked.
• Parking: if there are restrictions near the property, let us know in advance so we can plan around them.
• Specific items: if there are documents, valuables, or anything that needs separate handling, flag these when you book.

For most clearances, being there is optional. But there are situations where it makes the job smoother.

If the property contains a large number of valuables or items of sentimental value, being on site means decisions about individual pieces can be made in the moment rather than having to pause for a phone call.

For probate clearances where the estate is still being assessed, it can be useful to have an executor or family member present at the start to walk the team through anything that needs particular attention.

If there is any uncertainty about what should and should not be cleared, being on site removes the ambiguity. Once items are removed, it is difficult to undo.
