I get asked this question almost every day. Someone calls, tells me they’ve got a flat to clear in Brixton or a four-bedroom house in Sutton, and the first thing they want to know is: “What does a house clearance cost in London?”
It’s a fair question, and the honest answer is that it depends. But “it depends” isn’t very useful when you’re trying to budget, so in this guide I’ll walk you through exactly how we price jobs at Clear It Out, what drives costs up or down, and what to watch out for when comparing quotes from different companies.
House Clearance Costs in London by Van Size
At Clear It Out, here’s what our standard pricing looks like: (Correct as of June 2026)

All prices include labour, loading and responsible disposal. No extras for any of that.
For jobs smaller than a quarter van load, our minimum charge is £95 + VAT. If you’re not sure which size applies to your job, send us a few photos, and we’ll tell you straight away. We’d rather give you an accurate number upfront than surprise you on the day.
For a full property clearance, we’ll always provide a custom quote once we’ve seen what’s involved, either from photos or a quick visit. Full house jobs vary too much in volume and labour to give a meaningful fixed price without seeing them first.

What Actually Affects the Cost (Top 5)
After years of doing this across London, these are the things that genuinely move the price.
1. How much there is to clear
This is the obvious one, but it’s worth saying clearly: the more there is, the more it costs. A one-bedroom flat that’s been kept tidy is a very different job to a four-bedroom house that’s been accumulated over 30 years. The volume determines how many loads we need, and that determines the price.
2. Access
This is probably the factor people underestimate most. A ground-floor house with a wide front door and parking outside is straightforward. A third-floor flat with no lift, a narrow staircase and double yellow lines outside takes significantly longer. That time has to be accounted for in the price.
I always ask about access when someone calls. It’s not about charging more for the sake of it. It’s about giving an accurate quote. The worst outcome for everyone is a price that changes on the day because the job turned out to be harder than expected.
3. Where in London
We cover all of London, Surrey and Kent, and while our pricing doesn’t dramatically shift by area, central London jobs can cost slightly more due to congestion charges, parking restrictions and travel time. If you’re in the City, Mayfair or anywhere with serious parking restrictions, mention it when you call so we can factor it in.
4. What type of clearance it is
A standard residential clearance is the most straightforward to price. Probate clearances are different. They often require a more careful approach, more time, and sensitivity to what the family may want to keep or pass on. Hoarder clearances are also more complex, both in terms of volume and the time needed to work through a property safely. Both are priced individually rather than by a standard load rate.
5. Items that need specialist disposal
Certain items can’t go into a standard load and carry additional fees. This isn’t us adding on extras. It’s the cost of disposing of them correctly under environmental regulations. The most common ones we get asked about are below.

What Different Jobs Typically Cost in London
Based on the jobs we do day-to-day, here’s a realistic guide to what you can expect to pay.
Single room, garage, loft or shed: Most of these fall within a quarter or half van load. Budget between £150 and £250 + VAT for a straightforward job with decent access. Lofts can sometimes push into half van territory if they’ve been used for storage for a long time.
One or two-bedroom flat: Typically a half to full van load depending on how furnished the property is. Budget roughly £250 to £450 + VAT. Flats above the ground floor without a lift will take longer and should be quoted individually.
Three or four-bedroom house: A full family home usually needs at least a full van load, often more. Starting from £450 + VAT, but a fully furnished property with years of contents can require multiple loads. For these jobs, always get a custom quote.
Probate clearance: These vary considerably depending on the size of the property and what’s in it. We provide individual quotes for all probate jobs. In my experience, families appreciate knowing the price is fixed before we start. There’s enough going on without worrying about the bill changing.
Is VAT Included in House Clearance Quotes?
This trips people up more than anything else when comparing quotes. Our prices are quoted exclusive of VAT, and 20% is added to the final invoice. Any legitimate, VAT-registered company should be doing the same.
If you get a quote that seems unusually cheap, check whether VAT is included. A quote of £350 looks very different once you add 20%. It becomes £420. Some companies advertise low headline prices and add VAT at the end. We prefer to be upfront about it from the start.
Can You Bring the Cost Down?
A few practical things that genuinely help.
Clear out what you can beforehand. Anything you can take to a charity shop, sell or dispose of yourself reduces the volume and therefore the price. Even removing a few bags of obvious rubbish before we arrive makes a difference.
Send photos before booking. The more accurately we can assess the job, the more accurate the quote. A few photos of each room takes minutes and means there are no surprises. We can also quote from inventories and Rightmove listings for probate properties.
Be upfront about access. Tell us about any access challenges when you call. It lets us give you a realistic price from the start rather than an optimistic one that changes on the day.
Ask about items with resale value. We recycle, donate and resell wherever possible. If there are items in the property that have resale value, it’s worth having that conversation as it can sometimes offset part of the overall cost.
